Hello friends, happy Friday! We are rocking and rolling – interest rates dropped last week to their lowest in 3 years, so 2026 did not hesitate on holding back! Everyone is asking: what is going to happen?! & though I don't have a crystal ball (just a few vintage crystal vases), I do sense that there is a lot of pent up demand and excitement in the market, as well as a general consensus that this year will bode better than last year for those looking to make a move. Let's see how it plays out, and if you are curious about what it looks like to work together, I would recommend connecting with me in the next few weeks.

 I don't have too many formal updates from the past week; I've mainly been focused on sorting showings on the books for clients who are eager to get ahead of the spring market & hustle, taking care of business admin (if you need a reminder, estimated taxes were due yesterday!), and refining little details for the client experience so that we can continue to have smooth, sophisticated sailing in the year ahead. Also: I stopped into this home in Georgetown last night, and it had a lot going for it – my folks decided to pass on it, but happy to share my notes if you've had this one bookmarked. I also have notes on this one in the Palisades

 Currently, my clients are looking for: 

  • (new addition!) charming with a great backyard, for up to $1.7m, in the Palisades, Woodley Park, or Cleveland Park

  • a mostly move-in ready rowhome for around $2m on the Hill

  • a sophisticated, historic rowhome or apartment, for around $2m, in Georgetown or Kalorama

  • fully detached and one of a kind, in Upper NW, for under $2m

  • a charming 3 bedroom on the Hill or in NW, for under $1.4m

  • a 2 bedroom rowhome with space for entertaining, for under $700k on the Hill

Under $1M

A bright and sunny 1 bedroom on Pennsylvania Avenue, and a pretty home in Bloomingdale. This Petworth home isn't too shabby, and this one in Columbia Heights is kind of interesting. I like the floors in this Adams Morgan apartment, and this contemporary apartment in Eckington is lovely. Good bones in 16th Street Heights, and a pretty, historic studio on the Hill for someone who doesn't mind a compact space. A unique penthouse in Logan Circle, and a 1 bedroom in Dupont with parquet floors. 

If you are looking for a historic opportunity in LeDroit Park, this could be good. A great 1 bedroom in Adams Morgan, and I am so excited about these new U Street rowhomes from the team at OPal. This 4 bedroom in Brightwood has a lot of original charm, and the exterior facade of this is so interesting even though the inside has plenty of room for improvement.

Between $1M - $2M

I saw this one in the Palisades yesterday, and a modern penthouse in Kalorama that I don't mind. This rowhome might be an answer to prayer for many Hill prospects, and a very sweet rowhome in Georgetown that needs a little love. I really like this one in Cleveland Park (flagging for S&G), and this Burleith home is cute as well. These rowhomes in Mount Vernon Square are lovely! This one in Dupont has a lot going for it.

Between $2M - $5M

There is a lot about this home in Kent that does speak to me so I can overlook that the details aren't original, it was built in the 90s! I really love the charm of this home in Barnaby Woods (flagging for D&B!). A gorgeous home in Columbia Heights

 North of $5M

This new addition to Forest Hills is lovely, & an absolute stunner in Wesley Heights.

A cute Hill rowhome with a sweet patio on A Street SE, and a great townhouse in Wesley Heights. I toured these in Dupont when they were for sale a year or two ago, and a good option for someone who wants something a little industrious. A teeny but memorable rowhome on the Hill, and this 2 bedroom near Meridian Hill Park has potential. 

 I love the details of this one in Logan Circle, and I appreciate the extra effort this Hill homeowner went to for their rental. Some beautiful old details in this Georgetown rowhome, and this one nearby is stunning. A pretty 2 bedroom off of Seward Square, and this Columbia Heights rowhome makes a solid first impression. A beautiful rowhome in Mount Pleasant, & my favorite rental from this week – in Chevy Chase! 

Just released: some cool renderings for the new RFK stadium, which I am so very curious how this might unfold in the years to come. I also eagerly followed along with this particular launch this week – a dollhouse x Lulu & Georgia x Heidi Callier Design collab. 

 Definitely pretending I have the energy to make this before Valentine's Day.
