Hi team, happy Tuesday. I know, I know – it's a Tuesday! & it's been a minute! This year has been off to a much busier start than I anticipated, and though it's been both a joy & a thrill, not being able to drive my car for 8 days because of the snowcrete really threw off my schedule. Thankfully, Francois (my mini cooper) is no longer stuck in his own little igloo & is back out on the go, and I've been bopping around town as the spring market really begins to pick up.
Some real estate updates from the past two weeks:
Two clients went under contract this past Saturday afternoon! One on an off-market home in the Palisades with the cutest yard, the other on a Tudor in Foxhall that has so many lovely details. It's always so fun to see where folks land, and both of these groups saw, put an offer in, and ratified on a contract within hours of each other between Friday & Saturday, which was cool to experience from my vantage point!
My clients closed on 602 East Capitol the Friday before last (the fastest closing timeline I've ever seen!), and we are already off to the races in getting them set up with the right design, architecture, and GC partners for the renovation. Part of my role as an agent for homes like these (historic, needs a lot of work) is helping to craft an initial vision and to make the introductions to the right design partners. One of the biggest challenges has been the timeline and calibrating a great team that can also get started asap, and it's been so fun to support the buyer on this particular part of the process. A closer look on this forthcoming!
Listings I stopped into with clients: this one in Alexandria, a charming cottage near Del Ray, this 4 bedroom on the Hill as well as this one, & this expansive new build in Arlington. I also took a quick lap through this Hill home, which is privately listed!
My clients are currently looking for:
(new!) a spacious home in NoVa with expertly crafted design details and top of the line finishes, up to $3.5m
at least 3 bedrooms on the Hill with a yard and some sort of unfinished basement / garage space, for up to $1.2m – for this spring, ideally!
historic, lovely, and full of character & charm, about 3,000 SF, for up to $2.5m on the Hill (open to Old Town, potentially)
at least 3 bedrooms with character & neighborhood charm, on the Hill, in NW, or Old Town, for up to $1.4m – for this spring, ideally!
a sophisticated, historic rowhome or apartment, for around $2m, in Georgetown or Kalorama
fully detached and one of a kind, in Upper NW, for under $2m
a 2 bedroom rowhome with space for entertaining, for under $700k on the Hill

Under $1M /
A sunny 1 bedroom apartment in Dupont Circle, and I like the floors in this Glover Park apartment. A Petworth rowhome with plenty of charm, and a fresh 3 bedroom in Brookland. The living room in this spacious 1 bedroom apartment in SW intrigues me, and this cute rowhome in Atlas District caught one client's eye this weekend. A sweet 4 bedroom rowhome in Trinidad, and this apartment in Georgetown is so lovely (minus the $2k a month in coop fees).
This Georgetown rowhome needs a little bit of design work in the kitchen, but the bones are good! A lovely 1 bedroom apartment in Mount Pleasant, and this 2 bedroom apartment in Georgetown has an internal staircase, which feels rare for a small apartment! A charming 2 bedroom apartment in Adams Morgan, & this one nearby is also pleasant. A quirky 1 bedroom apartment in Dupont Circle, a 3 bedroom apartment in Cleveland Park with potential, and a pretty 1 bedroom in Georgetown with parking.
Between $1M - $2M /
A rowhome with character near U Street, and a one level in Forest Hills that with a little love to the curb appeal could be quite nice. I forwarded this Logan Circle rowhome along to a client this past weekend, and this Hill rowhome on Emerald Street is cute. A Dupont Circle rowhome with potential, and this home in Chevy Chase feels so cozy. An updated rowhome in Shaw, and I don't mind this one in Chevy Chase either. I saw this one on the Hill last Thursday, and who would have thought there would be a street in DC called Unicorn Lane. There is a lot about this home in Barnaby Woods that speaks to me!
Between $2M - $5M /
I'm impressed by the rooftop of this Logan Circle rowhome, and an impressive, historic relic nearby. A very impressive rowhome on the Hill. This new renovation in Mount Pleasant is lovely, though this one in AU Park is more my style.
North of $5M /
I love the double height space and pool at this Georgetown rowhome, and this one in Kent makes me feel excited for summertime. I am also eager to see this impressive Georgetown home in person!
Off market finds /
A 4 bedroom on A Street SE available later this year, and a spacious home on 6th Street NE on the Hill. A cute cottage in Chevy Chase, and a 4 bedroom on Reservoir Road in Georgetown, plus a petite 2 bedroom / 1 bathroom in Georgetown.

Local discoveries /
I enjoyed a lunch at Olio e Piu & Osteria Mozza the week before last, both delicious! Someone asked me for my DC restaurant recommendations, which are typically saved and updated here. I also tried out Quill & Crumb on the Hill for the first time, and it won't be my last – I met a prospective client here and it felt just right for a cold Sunday in February!
I am following along with the Post VA, a new vacation rental designed by Erica Burns, and a local artist that recently inspired me.
Third Street Architecture is a new addition to my list of DC architecture firms, as well as Hilltop to my list of builders in the area.
