Hey team, happy Friday! I am not sure where you are reading from, but here in DC we have been iced in for the better part of the week, and I went from not too mad about it to totally over it, haha. I spent the snow day reading a new book cover to cover (an activity that always feels like vacation to me – I read Wintering which was very fitting for the day), and though I bounced around from house to house for the first few nights crashing a dinner with a neighbor or two, my sweet mini cooper is out of office until the ice around him melts, and I'm starting to get a bit of cabin fever because of it. Thankfully, the last week has kept me quite occupied on the Hill and at home, and though I haven't touched my “snow week to do list," I do have some big, fun news to share!
My clients went under contract for this gorgeous home on East Capitol!! If you are wondering why there wasn't a newsletter last week, it's because my attention was solely focused on this home all weekend. It all happened so fast, and they actually close this afternoon (the fastest closing timeline I've personally ever done), and I cannot wait to see how the design of the home comes together next. It's been so fun to start some initial brainstorming in the midst of an enthusiastic and competitive offer landscape. Congrats A&R! ✨
I signed on three (3!) new buyers this week! What a blessing, truly – and I appreciate that so many of these folks want to work together because of the architectural element I incorporate into my process. You'll see notes for what these 3 groups are looking for below, in case anything comes to mind!
Before the winter storm, I journeyed down to the East Coast Expo in Richmond for a day of antiquing with my antiquing buddies; this was the inaugural event, and I was so impressed! We stopped by West End Antiques and Gramercy Collective afterwards, and I definitely want to make another trip down to Richmond soon to check out more of the antique / vintage shops – there are so many worth seeing. I've added a few to my antiques guide!
My first adventure away from the Hill this week was to this home in Glover Park for a showing – it needs a new kitchen, but the upstairs has lovely charm if you can get past the tiny bathrooms.
My clients are currently looking for:

Any top floor unit speaks to me, especially one with historic details, and this compact 1 bedroom on the Hill has been well styled and staged. A sleek and industrious one bedroom in Adams Morgan, and a sunny and spacious apartment downtown. A rowhome in Trinidad with a big kitchen, and a mostly updated rowhome in Columbia Heights with lots of outdoor space. I appreciate the darker accents in this Trinidad rowhome, and this Cape Cod in Takoma could be so cute!
Teeny but special rowhomes off of U Street that are finally ready for showings (I want to pop into one of these), and an old school apartment in Cathedral Heights that I love! A contemporary 2 bedroom apartment in Georgetown, and this SW townhouse could be cool – some of the architectural options in this neighborhood always surprise me. A tidy renovated apartment near Lincoln Park, and a historic one bedroom apartment in Cleveland Park. These new apartments near Logan Circle are crisp, and the architectural details in this Cathedral Heights apartment made me gasp.

A pretty 5 bedroom in Colonial Village, and I saw this one in Glover Park last night with some clients. A perky rowhome on the Hill near Stanton Park, and a great rowhome in Dupont Circle that only needs a bit of design love. A lovely Kalorama apartment with potential, and this Hill East home turned out beautifully. A sunny apartment downtown with skyline views, and I think this home in Spring Valley has a lovely curb appeal. Historic potential off of U Street, and candidly I am so surprised this Hill home is still on the market given the location.

I actually love this, and a Kalorama gem I'd love to see in person – the kitchen! A historic home in Spring Valley with potential.
North of $5M /
An expansive home that feels like a treehouse in Cleveland Park.
Off market finds /
A contemporary 3 bedroom in Burleith, a stately rowhome in Georgetown's East Village that mixes historic moments with modern touches, a glassy apartment in West End, and a semi detached, expansive rowhome in Cathedral Heights. I'm also seeing a stylish rowhome north of H Street, and a 3 bedroom in AU Park that will need some design love.

A 4 bedroom near Union Market, and a cool penthouse with a private roof deck in Georgetown. A fresh 1 bedroom on Dumbarton Street, and this compact Georgetown rowhome is charming. A two bedroom nearby with potential. A very expensive rental on the Hill, and a charming carriage house nearby. A cute one bedroom on C Street SE, and potentially a full rowhome on A Street SE. Okay, stunning – someone snag this!! & sure, if I had $22,000 I could spend it on a month at this home in Kalorama. This home in Cleveland Park has potential, and this one in Chevy Chase is also for sale. Very cute in Friendship Heights!
